Who thinks Krista should just leave a massive sticky note saying that she is staying and the other room mate isn't. Payback Yeah i'm with goth on this too. Watch your landlord and don't let him rest till it is done. As long as it is not in writing anything can go legally. Don't give him a chance to change his mind.

So another update. Talked to the landlord today and I guess my roommate did ask him for applications before I did. HOWEVER, she did not turn them in yet; in fact she just gave them to the guys yesterday. My two roommates have them handed in and with the broker currently, and he's meeting with her tomorrow. My one roommate did call him and he said the same thing to him, so I think it's basically a first come, first serve basis with this.
He did say though that she sounded really abrasive and demanding on the phone. Apparently she had told him she gave us the sixty days and that was the end of the discussion, as if she owned the apartment. Which, if you couldn't guess, he didn't like. I reminded him of the destruction of property with the thermostat, and he said that I did have my paperwork in first, so it's looking better for me than her. Either way neither one of us can kick the other out before September 1st.

I hope you get all this sorted soon. He does sound as if he's making excuses and dragging his feet over this though.
The damage she did alone, should be reason enough for him to let you stay...not her. No matter who got their application in first.

He told my future roommate that he was meeting with his broker today to hopefully draw up paperwork, so I take that as a good sign. I don't see why he would flat out lie to him; they have met each other before.
Also, my current crazy roommate doesn't have two set in stone; my other roommate heard the guy she wants to move in say that he's not sure and that he'd get back to her.

I really don'tlike the sound of this. I think the land lord might be up to something. There just doesn't seem to be a reason for him to take so long. He has all he needs to legally remove the mean roommate(destruction of property). Why he would even consider her application even if she had handed it in, is beyond me. I think you might want to think of a back up plan..just in case.

I can definitely see why it would sound fishy, but I think maybe I should clarify what the building's situation has been for the past 6 years my landlord has owned it:
Basically what he normally does is go month-to-month with people after they've had an agreement stating that they will live there for a year without being kicked out by the landlord, however if they leave voluntarily and find a replacement then there's no penalty. So basically most of the roommate swapping has been done by the tenants with everyone's agreement, as long as the landlord gets rent checks on the first he's happy.
However, he's never had to deal with someone like my crazy roommate, who is a) trying to kick her roommates out before the year agreement is up and b) is abrasive and acts like she owns the apartment and not him. It might be that he's scared of her; she is scary because she has issues. Legally Goth and Yang you're right, he has every right not to even look at her paperwork because of her destruction of property, even though the thermostat works fine now. I am definitely going to mention that to him when I call him today, and also that she keeps talking about moving in with her boyfriend eventually, which means that I would be staying longer (and causing less trouble), should I get the apartment.

When I had a town house and had to tell my roomie to move out it was not that hard actually. He was not on the deed to the house so I said, get the heck out. lol
No really, me and my brother owned a townhouse and when his wife (girlfriend at that time) got pregnant, we told my friend that he had by "X" date to move out as his room had to be converted to the babies room. He understood because he was a childhood friend of ours. In fact, he moved accross the street into the apartment complex but was still over our place more then his. I moved out a year after the baby was born and still I own a piece of the townhouse with my brother.
Just ask your roomie nicely about having to move out. If your name is the only one on the lease agreement, you can boot your roomie out as they not the ones on it.

Well she is definitely acting like someone who has been defeated. Since 2 weeks ago she's been very nervous around me, avoiding me if possible, and surprisingly has been less OCD. She wasn't around at all this weekend, and last night when she came home from babysitting she did NOT in fact wash the wine glass that was sitting in the sink OR make a huge stink about it.
Random sidenote I did notice today that my former babysitter turned 30, which makes my roommate older than her. That was weird.

Well another update:
She talked/yelled at me today that both the landlord and broker told me that I had to get out by August 1st, that this was HER apartment because it was in HER name ect. ect. and she had known since February that she was going to be looking for new roommates. So of course I asked her WHY she didn't tell me in February how she was feeling and her response was "Well I only have to give you 60 days" I'm sorry, 60 days til August 1st in BOSTON? It was a very b**ch move and I told her so.
Now I just got off the phone with the realtor and landlord and they both said they had not come to a decision yet, since my roommate asked for the applications right before I did, but I got my applications in first. I told them I would be more than willing to sign a two year lease, which was the landlord's suggestion, and I will be talking to them both tomorrow. He did agree that September 1st was the agreed upon move out date for both of us, so her trying to kick me out before that is bullsh!t.
